What Happens During a Replacement
1. Free Inspection & Estimate
We climb the roof, inspect every square foot and document the condition with photos. You get a written estimate with material options, costs and timeline. No obligation.
2. Material Selection
Choose your material and color. We carry GAF, Owens Corning and CertainTeed. We'll recommend what makes sense for your budget, your home's architecture and Dallas weather.
3. Tear-Off
We strip the old roof down to the decking. Inspect the plywood for rot or damage. Replace any bad sections. This is when hidden damage gets found — and why full tear-off matters more than overlay.
4. Install
New underlayment (synthetic, not felt paper). Ice and water shield in valleys and at the eaves. New flashing at every penetration. Starter strip, field shingles, ridge cap. Proper ventilation check.
5. Cleanup & Final Inspection
Magnetic sweep of your yard and driveway for nails. Haul off all debris. City inspection if required. Walk-through with you to verify everything looks right. Warranty paperwork filed with the manufacturer.
Insurance-Covered Replacement
Most roof replacements in Dallas are triggered by hail damage and covered by insurance. Here's how the process works:
Step 1: We inspect your roof for hail damage. Free, takes 30-45 minutes. We document everything with photos.
Step 2: If damage warrants a claim, you call your insurance company and file. We provide you with a damage report to reference.
Step 3: Your insurance sends an adjuster. We meet the adjuster on the roof and walk them through every point of damage. This meeting is where the scope of the claim is determined.
Step 4: Insurance approves the claim and sends you a check (minus your deductible and depreciation holdback). You pay your deductible to us. Insurance pays the rest.
Step 5: We install the new roof. After completion, we submit a supplement for any additional costs the adjuster missed (this is common). Insurance sends the depreciation holdback once the job is done.
Choosing the Right Roof for the Dallas Climate
DFW gets hammered from every angle. Hailstones the size of golf balls in spring. Surface temperatures above 160°F on a dark roof in July. Straight-line winds during supercell storms. Occasional ice loading in winter. Your roofing material needs to handle all four — not just look good from the curb.
Class 4 impact-resistant shingles are the smartest choice for most Dallas homes. They're tested to withstand a 2-inch steel ball dropped from 20 feet — roughly equivalent to golf ball hail at terminal velocity. They cost 15 to 25 percent more than standard architectural shingles, but most Texas insurers offer a 10 to 28 percent annual premium discount for Class 4 roofs. Over 10 years, the insurance savings usually exceed the upfront cost difference.
Standing seam metal is gaining ground in North Texas. Metal reflects solar radiation instead of absorbing it, which cuts attic temperatures by 20 to 30 degrees in summer. That translates to 10 to 25 percent lower cooling costs — real money when your July electric bill hits $400. Metal also sheds hail better than asphalt and carries a 40 to 70-year warranty. The tradeoff is price: $15,000 to $25,000 for a standard home versus $8,000 to $15,000 for shingles.
Three-tab shingles are the budget option, but we rarely recommend them in Dallas. They're rated for 60 to 70 mph wind — below what our spring storms regularly produce. They also lack the dimensional thickness that helps architectural shingles resist hail impact. If you're selling the house within 3 years, three-tab saves money. For anything longer, the replacement cycle makes them more expensive per year than architectural.
Whatever material you pick, ventilation matters as much as the shingles themselves. A poorly ventilated Dallas attic can reach 150°F in summer. That heat bakes the shingles from below, accelerating aging and voiding manufacturer warranties. Ridge vents, soffit vents and adequate attic insulation are part of every replacement we do — not an upsell, a requirement.
