Common Roof Repairs in Dallas
Missing or Damaged Shingles
Wind lifts shingles at the edges. Hail cracks them or knocks off the granule coating. We replace the damaged shingles and match the color as closely as possible. If your roof is older, an exact color match may not be available — we'll tell you upfront.
$300 – $600
Flashing Repair
Metal flashing around chimneys, skylights, vents and wall joints is where most leaks start. The sealant cracks. The metal corrodes. Water gets underneath. We remove the old flashing, install new and reseal everything.
$300 – $800
Vent Boot Replacement
The rubber boots around plumbing vents crack from UV exposure and Dallas heat. When they crack, water runs down the pipe into your attic. Easy fix — we replace the boot and reseal it. Takes about an hour.
$150 – $350
Valley Leak Repair
Valleys are where two roof planes meet. Water funnels through valleys at high volume during storms. If the underlayment or flashing fails, you get leaks in the center of your house. We open the valley, repair the underlayment and reinstall the shingles.
$500 – $1,500
Emergency Tarp Service
Active leak? We secure a heavy-duty tarp over the damaged area the same day. This stops further water damage until the permanent repair is scheduled. Critical during storm season when roofers are backed up.
$200 – $500
Decking Repair / Replacement
If a leak went unnoticed, the plywood decking underneath the shingles can rot. We remove the damaged section, replace the decking, install new underlayment and reshingle the area. Catches most people off guard — the shingles looked fine from outside.
$500 – $2,000
Repair or Replace? How to Decide.
Repair Makes Sense When...
- • Damage is in one area (less than 25% of the roof)
- • Roof is under 15 years old
- • No previous significant repairs
- • Repair cost is under 30% of replacement
- • You're selling the house within 5 years
Replace Makes Sense When...
- • Roof is 15+ years old with widespread damage
- • Multiple areas are leaking
- • You've already repaired it 2+ times
- • Insurance is covering most of the cost
- • Decking is rotted in multiple areas
Not sure? We'll inspect the whole roof for free and give you an honest recommendation. If it only needs repair, we'll say so. We don't push replacements you don't need. Learn about replacement →
Why Dallas Roofs Need More Repairs Than Most Cities
Dallas sits in the heart of Hail Alley. The National Weather Service logs an average of 7 to 10 significant hail events per year in the DFW metroplex. Most hit between March and May, when warm Gulf moisture collides with cold fronts dropping down from the Great Plains. The result: supercell thunderstorms that throw golf ball-sized hail at 100 mph. One storm can damage every roof in a 10-mile path.
But hail isn't the only problem. Dallas summers punish roofs with 60 to 90 consecutive days above 95°F. Asphalt shingles absorb that heat, expand and then contract overnight when temperatures drop 30 to 40 degrees. That daily thermal cycling cracks shingle sealant, loosens nails and breaks down the asphalt binder faster than in cooler climates. A shingle rated for 30 years in Portland might last 20 in Dallas.
Then there's wind. North Texas straight-line winds during spring storms regularly hit 60 to 80 mph. These winds lift shingles at the edges and eaves, break the sealant strip that holds courses together and expose the underlayment to rain. A roof that survived the hail might still lose a dozen shingles to wind in the same storm.
Ice storms add another layer. The February 2021 freeze put ice on every roof in DFW for five consecutive days. Ice dams formed at the eaves, backing water up under the shingles and into the decking. Thousands of homes had interior water damage from ice damming — not a burst pipe, but a roof leak they didn't know existed until the thaw.
The combination of hail, extreme heat, high winds and occasional ice makes Dallas one of the highest-demand markets for roof repair in the country. That's also why storm chasers flood the city after every major weather event. They knock on doors, offer low prices, do sloppy work and disappear. If the company doesn't have a Dallas-area address and a track record you can verify, keep looking.
